that land there is pre-approved for a tavern so if someone was to build it they would make a killing turning it into a sports bar... game days would be the place to be before and after

no idont think so.. you look at the area around skilled park with all the apartments etc.. there are a lot of young families as well.. you have it as a sports pub but also have a very family appeal about it.. you would find that most days of the week it shall remain fairly busy.. just my opinion
